Downtown Condo Wrap up

With the recent announcements of The Nash and 111 Seaboard, Downtown Raleigh currently has 24 large-scale condo/apt complexes planned or currently open.

    I know some people at Governor’s Square condos on Person St. near Krispy Kreme. I don’t know if I would call them a secret but you can walk to Glenwood South and Moore Square in about 15 minutes and Seaboard is 2 blocks away. I looked it up and the last 1 bedroom went for about $130K. Not right downtown but also less than half the price in an area that is going to see a lot of growth (Blount St. project, Seaboard, Person Street Plaza conversion.)

    Sounds great but it’s pathetic the number of apartment buildings that have been done lately, compared to the condos. We got Carlton Place and Gateway Park and…..well, that’s about it???

    Don’t forget Martin St. Condos and Founders Row. Older but they were some of the original condos downtown – before living downtown was the the fad.

    The West at North condos looks like and the building is in a great location, but who can afford (or would pay) $316 per sq ft for a one bedroom condo? It seems that a place like that would be hard to turn over in a city like Raleigh…

    …or what about Parkridge Lane? They are in an AWESOME location – on Glenwood, overlooking Fletcher Park, halfway between Five Points and Glenwood South. We can also walk to Cameron Village.
    We live there and LOVE it because we were able to afford a condo downtown without having to live in a sketchy neighborhood or overpriced new construction. Don’t forget that the newer places are so expensive now that there’s a questionable chance for profit when they re-sell.
    Just some thoughts.

    Regardless, all of this talk of building up downtown is very positive — especially in light of a enlightening article regarding Orlando that makes me think that Raleigh could head down that path — if we don’t slow growth around the suburbs and concentrate on downtown.
